Reinstating Fire Compartmentation in a Multi-Storey City-Centre Refurbishment Challenge Context During a major city-centre office refurbishment, significant fire-stopping and compartmentation deficiencies were uncovered across multiple floors. Years of service alterations, undocumented penetrations, and legacy fire protection had compromised the building's fire strategy. Challenge Overview The project team faced the complex task of correcting widespread passive fire protection failures while maintaining programme momentum, with immediate action required to reinstate compliant compartmentation, satisfy Building Control, and protect key handover milestones. Identifying Key Issues Fire stopping installations lacked certification and installation records, compartment lines between floors and risers were inconsistent or incomplete, services breached fire compartments without compliant protection, refurbishment works intersected the existing fire strategy creating unprotected voids, and non-compliance posed risks to life safety, regulatory approval, and commercial outcomes.

Solution Implementation DefendX Fire Protection implemented a structured, compliance-driven delivery approach designed to restore full fire integrity across a multi-storey commercial refurbishment while maintaining programme momentum and operational safety. A comprehensive, floor-by-floor assessment was carried out aligned to the building's fire strategy and applicable BS/EN standards, identifying, mapping, and prioritising fire-stopping and compartmentation defects across floors, risers, service penetrations, and escape routes. Certified passive fire protection systems were installed across the development, including fire-rated walls, floors, risers, and service penetrations, with every installation photo-documented, labelled, and digitally logged to create a robust, audit-ready compliance record.

The outcome

Results Achieved All identified fire-stopping and compartmentation defects were remediated, certified, and fully aligned with the building's fire strategy and Building Regulation requirements. Continuous, compliant fire and smoke barriers were reinstated, successful inspection outcomes were achieved, and programme momentum was maintained without disruption.
